FBC 2023 + HVHZ — how we install

South Florida has the strictest roofing code in the country. Here’s the spec we install to on every job.

Self-adhered underlayment

Required on all re-roofs in HVHZ zones (Broward + Miami-Dade) and recommended statewide. Replaces traditional felt paper. Self-seals around fastener penetrations.

Hurricane strap inspection

During every tear-off, the inspector must verify truss-to-wall connectors. Failed straps must be reinforced. Documented on your Wind Mitigation Form.

Drip edge

New drip edge required at all eaves and rakes. Prevents the most common edge leak — water wicking under shingles where they meet the gutter.

The 25% rule

Florida Statute (effective 2022): roofs with less than 25% storm damage are repaired, not replaced. Limits insurance-paid replacements but reflects engineering reality.

    We walk through tile / shingle / metal / flat options for your specific home, recommend the best fit, and deliver a fixed-price written quote within 24 hours of inspection.

    Permit + custom material order

    We file the FBC permit at your municipality and order materials. Permit takes 3-7 business days; material lead time is 1-4 weeks depending on type.

  4. 04

    Tear-off + install

    Full tear-off (never overlay), deck inspection + repair, self-adhered underlayment per FBC R905.1.2, drip edge, flashing, and the new roof system. 2-5 days on-site.

  5. 05

    Inspection, cleanup + warranty

    We coordinate the final municipal inspection, magnet-sweep your yard for nails, and hand you the warranty packet plus your Wind Mitigation report.

Storm damage?

We handle insurance claims — honestly.

Florida’s 2022 Statute 627.7011 changed the rules: roofs with under 25% damage are repaired, not replaced. Roofs older than 25 years are often denied. We’ll inspect, document, and meet your adjuster on-site — but we’ll tell you upfront if a claim isn’t going to fly. No insurance theater.

How long does a roof last in South Florida?

Florida is the harshest climate for roofing in the country — UV cuts shingle life ~30% vs the north, salt air corrodes unprotected metal, and hurricanes test every fastener. Typical lifespans: asphalt shingle 18-25 years, concrete or clay tile 40-50 years, standing-seam metal 40-70 years, flat TPO/PVC 20-25 years.

Which roof type should I choose?

Three factors: (1) your home's architectural style — tile fits Mediterranean/Spanish, metal fits modern, shingle fits any. (2) How long you'll stay — tile and metal pay back over 20+ years; shingle is best for shorter holds. (3) Budget — shingle is cheapest upfront, metal has best lifecycle cost, tile has best resale. We give you our honest recommendation at the free inspection — no pushing the highest-margin product.

What does FBC 2023 require?

The 2023 Florida Building Code (8th edition) is the current code in effect. Key requirements for re-roofs: sealed roof deck (taped seams), self-adhered underlayment per R905.1.2 (not just felt), code-compliant drip edge installation, hurricane strap inspection during tear-off, and proper attic ventilation. In Broward and Miami-Dade (HVHZ zones), every product must carry a Miami-Dade Notice of Acceptance (NOA).

What is HVHZ and does my home need HVHZ-rated materials?

High Velocity Hurricane Zone — covers all of Broward and Miami-Dade Counties. HVHZ requires more stringent product testing (ASTM E1996 large-missile impact, TAS 100/124/125 wind) than the rest of Florida. If your home is in HVHZ, every material we install carries a Miami-Dade NOA. Palm Beach County is not HVHZ, but most of our HVHZ-rated products are also approved for Palm Beach.

How long does roof installation take?

Asphalt shingle: 2-3 days for a typical 2,000 sq ft home. Concrete/clay tile: 5-8 days due to weight and detail work. Standing-seam metal: 3-5 days. Flat TPO/PVC: 1-3 days. We protect floors and landscaping, work in dry weather, and tarp end-of-day if storms threaten.

How much will my roof actually cost?

Asphalt shingle on a 2,000 sq ft home: $12,000-$18,000. Concrete tile: $24,000-$40,000. Standing-seam metal: $20,000-$32,000. Flat TPO/PVC: $8-$14 per sq ft. Pricing scales with roof pitch, complexity (chimneys, dormers, valleys), and tear-off difficulty. 5-15% of roofs need partial deck replacement at $80-$150 per sheet of plywood.

What warranty do I get?

Two warranties on every install: (1) Our 10-year workmanship warranty covering installation defects — fully transferable if you sell. (2) The manufacturer's product warranty on materials — 25 years for shingle, 30-50 years for tile, 30-50 years for metal, 20 years for flat. We're factory-certified for the major brands so you get their longest available coverage.
