Roof systems we install
We install all four. We won’t recommend tile when shingle is right — or push metal when your HOA only approves architectural shingle.

The South Florida heritage roof — Spanish barrel, flat profile, and S-tile in 30+ colors. Best resale value in the state. Concrete is 60% the cost of clay with similar lifespan; Spanish-imported clay (Verea, Tejas Borja) is the spec when authentic Mediterranean look matters.

Materials & trade partners
Two partners we lean on for every job: Polyglass for the underlayment beneath the roof, Perkins Roofing for the rare jobs we hand off when scope or geography demands it.

Superior technology, made for Florida
Polyglass invented the ADESO® dual-compound self-adhered membrane — APP modification on the granule side, SBS modification on the adhesive side. It's the underlayment that survives 50-year tile installs in HVHZ when felt paper would fail in five.

Professional roof artisans since 1980
Founded by Dean Perkins in 1980, Perkins covers six counties from Saint Lucie through Monroe — including the Keys, where logistics alone defeats most contractors. We refer them for legacy clay tile, complex commercial flat, and any project where 40+ years of muscle memory is the difference between “done” and “done right.”

Inside the install
Verea Spanish-S clay tile install in Bal Harbour by our preferred trade partner Perkins Roofing — the same FBC R905.3 + HVHZ procedure we follow on every Sanctuary project.

Same crew on every project. No vanishing subcontractors.

FBC R908.5 verification on every tear-off, documented on your Wind Mitigation form.

Yard cleaner than we found it. Every day. Every project.
The full Sanctuary supply chain
When your re-roof becomes a window-and-door project too, the same Florida-made partners support both sides of the work.
Medley, FL · Est. 1999
Florida-made aluminum impact windows and doors. Miami-Dade NOAs across the line, three Medley factories, custom finishes in powder coat, Kynar, and woodgrain.
Why we picked them
Engineered locally for HVHZ — same code we install to.
2020 NW 129th Ave, Miami, FL
Our distribution partner for Mr. Glass and ECO Windows out of Doral. Tighter lead times, on-hand inventory, factory-direct pricing passed to homeowners.
Why we picked them
Shorter lead times, same code-grade product.
Deerfield Beach, FL
Polystick® TU MAX, MTS Plus, and IR-Xe self-adhered underlayments. ADESO® dual-compound technology — the new HVHZ standard for tile and shingle.
Why we picked them
The underlayment that survives 50-yr Florida tile installs.
South Florida · Since 1980
Family-built since 1980. Six-county coverage from Saint Lucie through Monroe. The roofers we lean on for legacy tile, complex commercial, and Keys logistics.
Why we picked them
Pros we trust for the jobs that need 40 years of muscle memory.
In every quote
Cheap quotes leave these off the line item. We don’t — they’re what makes a roof actually last.
Never overlay. Illegal in most municipalities. Voids manufacturer warranty. We always go down to deck.
Plywood and OSB on the truck. 5-15% of roofs need partial decking — we fix what we find without delays.
Per FBC R905.1.2 — Polystick® TU MAX, MTS Plus, and IR-Xe. ADESO® dual-compound tech is the new HVHZ gold standard for tile and shingle.
Code-required. Prevents 80% of edge leaks. Step flashing at all walls, counter-flashing at all chimneys.
Intake (soffit) + exhaust (ridge / off-ridge) sized to roof area. Without balance, the new roof bakes from underneath.
FBC requires verifying truss-to-wall connectors during tear-off. Documented for your Wind Mitigation Form.
We pull, we file, we coordinate. Permit fee in your quote. You never call your municipality.
For nails, shingle granules, debris. Yard cleaner than we found it, every day.
OIR-B1-1802 filled out and handed to you for insurance premium credit. Often $400-$2,500/year savings.
Florida-specific code
South Florida has the strictest roofing code in the country. Here’s the spec we install to on every job.
Required on all re-roofs in HVHZ zones (Broward + Miami-Dade) and recommended statewide. Replaces traditional felt paper. Self-seals around fastener penetrations.
During every tear-off, the inspector must verify truss-to-wall connectors. Failed straps must be reinforced. Documented on your Wind Mitigation Form.
New drip edge required at all eaves and rakes. Prevents the most common edge leak — water wicking under shingles where they meet the gutter.
Florida Statute (effective 2022): roofs with less than 25% storm damage are repaired, not replaced. Limits insurance-paid replacements but reflects engineering reality.
How it works
A licensed roofer climbs your roof, photographs every issue, and produces a written damage report — typically within 48 hours of your call.
We walk through tile / shingle / metal / flat options for your specific home, recommend the best fit, and deliver a fixed-price written quote within 24 hours of inspection.
We file the FBC permit at your municipality and order materials. Permit takes 3-7 business days; material lead time is 1-4 weeks depending on type.
Full tear-off (never overlay), deck inspection + repair, self-adhered underlayment per FBC R905.1.2, drip edge, flashing, and the new roof system. 2-5 days on-site.
We coordinate the final municipal inspection, magnet-sweep your yard for nails, and hand you the warranty packet plus your Wind Mitigation report.
Storm damage?
Florida’s 2022 Statute 627.7011 changed the rules: roofs with under 25% damage are repaired, not replaced. Roofs older than 25 years are often denied. We’ll inspect, document, and meet your adjuster on-site — but we’ll tell you upfront if a claim isn’t going to fly. No insurance theater.

Free 48-hour inspection
A licensed roofer climbs your roof, photographs every issue, and tells you the truth: replace now, replace in 5 years, or just patch the flashing.
