What is soffit and what does it do?

Soffit is the underside of your roof overhang — the panel between your exterior wall and the edge of the roof. Vented soffit lets cool intake air enter the attic; combined with ridge or off-ridge exhaust vents, it creates the airflow that keeps your attic from baking. Without proper soffit ventilation, attic temps hit 140-160°F in summer, baking the roof from underneath and shaving years off shingle life.

What is fascia?

The vertical board running along the roof edge, behind the gutter. Fascia covers the ends of your roof rafters and is what your gutters mount to. In South Florida, original wood fascia rots from constant moisture cycling — usually within 15-25 years. Aluminum fascia covers replace it permanently.

Why replace it now?

Three reasons. (1) Rotted wood lets water into your attic, where it warps decking and grows mold. (2) It also lets pests in — squirrels, rats, and roof rats love a soft fascia entry point. (3) The cheapest moment to replace is during a re-roof — your roofer is already on the eaves with a ladder and a tear-off crew. Standalone replacement adds a separate mobilization.

Vented or solid soffit?

Always vented — at least the perforated panel type — unless your home has gable vents or a different intake-air strategy. The exception: porches, lanais, and garages where ventilation isn't needed. We size intake vents to match exhaust vents on your roof so airflow is balanced (this is the hidden mistake most roofers make).
